Napa First Street is a 2.8 acre property located in Downtown Napa with street frontage on both 1st and Main Streets. Acquired in 2022, favorable by-right zoning provided flexibility and optionality for 3VG to reinvigorate this site in the heart of the downtown. 3VG acquired several adjacent properties to improve the project area, which allowed the firm to control approximately one full city block in the vibrant heart of Downtown Napa. In July 2025, 3VG successfully completed a Development Agreement with the City of Napa that accommodates a mixed-use project including a 161-room hotel, 78 condominiums, and retail spaces. The Project is currently under construction and scheduled to open in 4Q27.
