3VG acquired an under-utilized office building, centrally located between the 580 and 680 freeways, steps from both the Dublin / Pleasanton BART Station and Downtown Dublin. To maximize value creation, 3VG:
- Recorded lot line adjustments to isolate parcels for disposition and floor area ratio (FAR) optimization,
- Negotiated a Community Benefit Agreement with the City of Dublin, and
- Secured additional square footage from the Transit Oriented Districts development pool
The firm successfully obtained several entitlements associated with the site, with the intent to renovate the office building and build a 138-room hotel. The COVID-19 Pandemic struck just before building permits were approved and the market came to a halt.
Adapting to changing market conditions, 3VG pivoted from a hospitality project and re-entitled the site to accommodate a 700-student BASIS Independent School, which is currently under construction and scheduled to open in 3Q26.
