100% leased, recently redeveloped pad with excellent location and visibility at the gateway of Downtown Dublin. 3VG successfully repositioned a former Hooters restaurant building into a two-tenant retail building with a DriveThru. 3VG processed a tentative and final map, isolating the pad so it was in a position to be sold or permanently financed. The City of Dublin required a special purpose traffic and circulation study associated with the Starbucks land use. Accordingly, 3VG successfully designed, negotiated, and built a parking and circulation solution for the site.
